Last month, just nineteen homes sold. Listing inventory typically declines this time of year. Thirteen of these homes sold for more than the asking price. Six less than the asking. Three homes had price reductions before selling. In this market, smart Realtors and savvy home sellers’ price their homes to negotiate up and not down.

The least expensive November sale was a three-bedroom, two-bathroom, 1,124-square-foot home located at 2922 Mayfield Ave. for $855,000. The most expensive La Crescenta sale was a five-bedroom, six-bathroom, 4,697-square-foot home located at 5711 Canyonside Rd. selling for $1,990,000.

The average price per square foot varied. The highest price per square foot was $972.38 for a three-bedroom one bath 905 square foot home on Altura.  The low end was $423.67 for a 4,696 square foot home on Canyonside which was also the most expensive sale dollar wise. Proving once again that price per square foot is not the best indicator of a home’s value. Typically, larger homes sell for a lower price per square foot than smaller ones.  Price per square foot does not take into account lot size.
