Meanwhile, the absorption rate edged up; however, La Crescenta remains firmly in a seller’s market. Notably, many of these transactions likely began in December during the holiday season, which helps explain the longer days on market needed to close.


Notably, a four-bedroom, three-bathroom home at 5825 Irving Ave sold for $458.49 per square foot. Meanwhile, a one-bedroom, one-bathroom, 594-square-foot home at 3740 4th. sold for $1,223.91 per square foot. This was also the least expensive home sold in La Crescenta last month. Initially listed for $739,000, it sold in just seven days for $727,000.
The priciest sale was a four-bedroom, four-bathroom home offering 2,115 square feet at 2409 Olive Ave. The sellers listed it at $1,595,000, and it closed in sixty-three days for $1,555,000.
