Staging your living room to sell

Often your living room is the first room home buyers see when they walk into your home. After front yard curb appeal, the living room is one of the most important spaces when it comes to first impressions. If the room needs painting address that with a fresh coat of paint in a neutral color. If your window coverings are old, remove them. The more natural light the better. If needed, consider removing art and adding a mirror to reflect extra light.

Home staging is simply trying to get buyers to envision themselves in your home. Start with putting away family photos, small collectable items which are easy to steal and delicate items that may accidently be broken.

If you don’t have a family room, buyers will want to know where they can watch television. You will want to maximize seating without crowding the room. Typically, the seating area should be centered around a focal point, such as the television or the fireplace. Arrange furniture away from the walls. But don’t block the flow of traffic.

End tables should be free of clutter except for a lamp, perhaps a plant or a book. Coffee tables should have a decorative tray with two to three small items such as a plant, decorating magazines, candle, or a book. But don’t put a book and a plant on end tables and coffee tables, mix it up. Just keep in mind less is more.

A neutral rug can bring everything together. The rug should anchor your seating arrangement. Place at least the front two legs of your sofa and primary chairs on the rug. It should not fill the entire room, leave at least a foot border between your rug and the walls.

    Boy there’s a big difference between living in a room and staging one. I break all those rules in my family room.
