Let’s dive into the Glendale Real Estate for March 2025. Twenty-six homes closed escrow last month—twenty homes sold over the asking price, two at the asking price, and four below it. A five-bedroom, four-bathroom home at 2433 Flintridge Drive sold for $575.00 per square foot, while a two-bedroom, one-bathroom home at 1230 Dorothy Drive sold for $1,303.27 per square foot.

The least expensive home sold in Glendale was a two-bedroom, one-bathroom, 938-square-foot home located at 1850 Lake.  It was listed for $799,000 and sold in four days for $800,000.  The most expensive sale was a five-bedroom, five-bathroom, 3,500-square-foot home at 1664 La Flores Drive. The sellers listed it for $2,699,000 and sold it at the asking price after it had been listed several times over the last three years.

Five Glendale homes sold in ten days or less. As a result, the sales price-to-list ratio reached its highest point of the year. At the same time, the absorption rate signals a strong seller’s market. Looking ahead, rising interest rates may impact demand. It will be interesting to see what next month brings.
